Bull City Real Estate is a website devoted to real estate issues centered on south Durham, although we take sidetrips to Chapel Hill, Raleigh, Cary and elsewhere in the Triangle on occasion. It is written and edited by Steve Nicewarner, CPA, Realtor®, a real estate broker with Weichert, Realtors – Mark Thomas Properties.
I believe real estate brokerage should be based on three principles;
Having a “Servant’s Heart” – The key principle of the agency relationship is loyalty to the client. The textbook definition of loyalty is that the agent should always look out for the interest of the client even if the client’s interest run counter to his own. Many real estate brokers don’t take this completely to heart – they push listings based on the commission percentage, or avoid certain types of transactions, short sales for example, because they would be more “difficult.” My goal is to find the home that best fits the client’s needs — no matter how hard the transaction might be. After all, making hard transactions easy is part of the job.
Having the “Soul of a Teacher” – Buying and selling real estate is a complicated process, and one that most clients only do a few times in their lifetimes. I believe that part of the process of serving clients is to educate them along the way. This allows them to evaluate our service more objectively and to make better decisions when unexpected obstacles arise along the way. If these first two principles are done correctly, of our clients will leave a transaction with enough knowledge they could sell their next home without us, but be so pleased with our service they won’t want to.
A Spirit of “Competitive Cooperation” – Real estate brokerage is a very competitive process. For most agents, looking out for “Number 1″ is the key to their business. I believe that buying or selling a home can, and in most cases should, be a winning proposition for everyone involved with the transaction.

Prior to entering real estate in 2007, Steve spent thirteen years in retail management, most recently as the owner and manager of Cerebral Hobbies in Chapel Hill, NC. Steve has also worked as an accountant for several Triangle companies including Liggett Vector Brands and UNC-TV, and became a Certified Public Accountant in 2007. Steve has also had the honor of service in the US Army including a tour in Saudi Arabia during Desert Shield/Storm. When not at work, Steve also enjoys reading history and science-fiction as well as playing the occasional board game. Born just outside of Washington, DC, he has lived in North Carolina for twenty years which is apparently almost long enough to be called a ‘resident.’.
